The 3 buildings on “Madison Place Boutique Apartments” vast lot of 3490 & 3494 Madison st, College Park has a history going back to 1960 when Riklis, a business man has decided to build his offices and then the other two apartment buildings.
Around the 80th a pool was added, which was closed off during the late 90th.
The complex was back then called “Air Court Apartments”. (The big old name sign was removed by the new owners in 2022.)
Bret, was the next owner, he was an architect and made the Galt building his main office and home.
Around 2020 a business man from California bought the place and other small multi family in the area.
Managing those properties with the help of an Alpharetta managment company did not prove itself successful and Terry decided to sell.

The new owner found the place in a very
sad condition. 50% of the tenants were defaulting with rent, the parking lot was full of old broken, scratched cars, some that were not even operable.
The balconies were loaded with personal belongings to the point the insurance company would not insure the place for safety reasons, and the tennts, we were told were having street parties inside the lot.

When the place was purchased in Jan 2022 the new owners decided to bring it back to its glory days, they cleaned up the place, evicted all non-paying tenants and built the place back to its real potential.
with the beauty of the timeless red brick walls, the wrought iron staircases and turn the old pool area into a small summer chill out retreat.
The complex has 3 type of renovations: standard with carpet, Royal with Ceramic tiles and Adesso with LVP flooring.
Some apartments are also furnished.
